10% Down Auction day by wire transfer or local funds on or before 5:00 p.m. CT the day following the auction. Upon registering to bid online, Buyers will be required to contact the auction company to make a $5,000 deposit to be held by the auction company until the close of the auction or the buyer withdraws from bidding. The $5,000 deposit will be returned to unsuccessful bidders within 3-5 business days after the close of the auction. The winning bidder will make an additional deposit up to 10% of the sales price upon execution of the auction purchase agreement. The $5,000 deposit will be credited toward the down payment. The remaining balance will be due and payable at closing within 30 days for a cash sale, or within 45 days for a financed sale. The sale is not contingent upon the Buyer’s ability to obtain financing. If you are seeking financing, make your financial arrangements prior to bidding. The earnest money deposit is non-refundable once the high bidder is declared.
Seller Financing: The Seller will finance the balance over $500,000 on the following terms: 8% interest, 10 year amortization, 3-year balloon. If the Buyer opts for Seller financing, the transaction will be closed within 30 days of the date of the auction.
